Travis Watts is a full-time mulifamily real estate investor. He has been investing since 2009 apartment syndications, single-family projects and vacation rentals. Travis is also the Director of Investor Relations at Ashcroft Capital & has invested in over 28 passive syndications between 14 different firms. He now dedicates his time to educating others in the world of investing and has made it his mission to share passive investment strategies in order to help others achieve and maintain wealth in real estate. He does through speaking at seminars and hosting the Actively Passive Show, a podcast by Joe Fairlesses’ Best Ever Real Estate company.

Travis went from working in the oilfield working tons of hours trading time for money, to learning how to invest in assets (like real estate) that produce passive income. He was able to leave his W-2 job once he had built up enough passive income to support his living expenses.

#006: Seller Financing: How We Bought 100+ Units in 2021 with Owner Financing.

Owner Financing is a method for purchasing real estate in which the Seller finances a portion of the purchase to the Buyer, typically in lieu of a bank loan, with similar terms except that Owner Financing typically comes with a shorter term length. Again, this video applies to all real estate asset classes, but we are in the commercial multifamily space, so a common structure for us is a 10-30% down payment, 3-6% interest rate, 1-5 year term, with a balloon payment at the end, at which point we refinance with a commercial loan after having had some time to stabilize and add value to the property.
