Affordable Housing adds an additional layer of risk protection as these investments are recession-resistant. In fact, declines in the economy have an adverse affect on the affordable housing market as more and more people are looking to cut expenses… rent being one of them. Consequently, turnover is drastically decreased with mobile home parks compared to other asset types. For tenants that own their mobile homes and just lease the lot, moving their homes to another location is a costly expense. Given these factors, mobile home tenants occupy their homes 3 times longer than tenants in residential homes.
