Depending on the specific area you live in, your housing market may not support your real estate investing goals. According to statistics published in 2019 by SmartAsset.com, the average rental property in Seattle, WA collecting $1,000 in rent would cost $433,000. However, a home collecting the same rent in Phoenix, AZ would statistically have a $228,000 purchase price. Not to mention property taxes, and therefore operating expenses, are much less in Phoenix. It poses the question... if we aren't going to be the ones living in the property, or mowing the lawn, or handling property maintenance, or managing the tenants... should we really confine ourselves to doing deals in our local markets when better investments in virtual markets are just as attainable?
